The connection to EB-5
The South Florida development is presented as an EB-5 investment opportunity. Participation connects an investment in this residential project with an individual application for U.S. permanent residence, subject to the program’s requirements.
The project materials state an investment capital requirement of $1,050,000. Project charges, legal fees and government fees are additional. Request current participation terms and a complete budget before deciding.
Before participating, request the current structure, business plan and employment analysis. These should explain how the capital is used and how the investment meets the program’s requirements.
The residential design
The supplied designs include studios, one- to three-bedroom residences and three- or four-bedroom townhomes.
The planned shared spaces include a pool terrace, fitness facilities, a rooftop area and spaces for work and meetings.
The terms to request
Buying a home for personal use does not itself qualify for EB-5. An investment in a development business and the purchase of a particular apartment create different rights.
Ask for the investment recipient and parties, your contractual rights, the complete fee schedule, job-creation evidence, risks and repayment provisions. Confirm separately whether new EB-5 participation is open and which residences are available.
Does an EB-5 investment include an apartment in the project?
An EB-5 investment does not automatically include an apartment. Buying a home for personal use does not itself qualify for EB-5; an investment in a development business and a residence purchase create different rights. The project materials reviewed do not state that an EB-5 contribution gives apartment ownership or a credit toward its purchase. Confirm any such entitlement in the current offering and purchase documents.
